Ask what stays on the wall. Old zone valves, old circulators, and old black-iron piping near the boiler are often replaced because they will fail next, not because they failed today. A new sealed boiler in a tight mechanical room may need a vent the old atmospheric boiler never had. If the room also contains a clothes dryer, say so.
