Cleaning
Heat exchanger sound, burner lights cleanly, main issue is dust, a clogged filter, or a dirty flame sensor.
Repair
Furnace under about 15 years with a failed igniter, inducer, board, or limit, and a heat exchanger that still passes.
Replacement
Cracked heat exchanger, discontinued parts, or a repair that is a large share of a new unit. Some homes use a cold-climate heat pump; the contractor can say if ducts and the panel support it.
